有名銀行理專的高級幹部，去年年薪200以上，跑來跟我聊天談的就是我對房地產的看法 他表示，最近銀行的定存解約不續約的人裡面，下面理專回報上來的，有八成是轉向房地 產。這就是要來跟我聊天房地產的原因。我直覺他有很難達成上級要求的業績的壓力．這 些人從仲介這一頭來看，大角的就算是置產客，小角的，你不知道的，就是菜籃族，。這 種人真的多出來了，我在各地也碰到別投資客在同一社區一直出價；問下去是新的投資客 ，反而各地都出現了新的投資客，比起以前比較會表明自已是投資客的身份，出價 也快速很多。 我個人的看法，過年後是一個大轉折，過年後，錢突然多出來了，買方也多了， 屋主也看到了，屋主一直反悔不賣。買方追價買下去。 PTT最大的改變就是多軍變多了，空方減少很多。 過年後，投資客聊天有人提出一個看法很好笑，若是日後張教授或SWAY出來喊空大家 要支援按讚。讓市場空方多一點，不然，全是多頭，大家也玩不下去了。 大家見面就會猜這一次資金多頭會到何時下場。當然，空頭還是維續一貫的作風， 就是年底會泡沫．多頭大多看好3-6年之間居多。還有投資客說，我現在只敢作短線，放 長會死。 我回答他：放長會死，作短得殺價買進來，目前你能辦的到殺價5%買進來嗎?無法低買高 賣，就無貨可以短進短出了。短線目前太難操作了，除非是仲介老板進第一手的低價屋， 否則外面的投資客約九成只能市價買進來，用市價買進來作短線，太難賺的到錢了。這得 問一問線上的仲介朋友，現在的短線物件是不是一直減少之中。長線投資客手上物件變多 了。 帥過頭 -- ◢ ◤ ╱￣￣＼ 討厭~別偷窺 ◥◣ █▁█ ◥◤◤◤█ ▁▁▁ ▇▇▇ █▂█｜◎ ◎｜ 倫家啦~▇▇▇ ▉▄█ ▕⊙ ⊙ █ ▁▁▁ ◢◤ █▆█～(──)～ ◢██◣ ◢◤████ ▕ < ◥ ███ █─█ █▄▄｜(.人.)｜ █ ≡ ▏ ◣◣▉▇▇▏ ╲▽ ╱ █▇█ █─█ █▄█ █ █▼ ●◤○︹○▏ ◤◤▉▇▇▏ ◥￣ ￣◣ ◥▼◤ █─█ ███ █ ╲ ＊╱ ●～▇▇▇▇▇▇▇▇▇▇▇@ │ █▁▂◢◤◥◣ -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 27.147.29.209 ※ 編輯: landagent 來自: 27.147.29.209 (07/01 10:39)
