如果（房貸利率）真的升到四％，我看大家要造反啦！」說這句話的張先生，一家五口，名下還有兩間房子、兩輛車子要養，一個月光房貸支出就超過十萬，占家庭總收入的五成。他估算，一旦升息到四％，他每個月就要繳近兩萬元的利息，「這已經是22K族一個月的薪水了，怎麼繳得出來？」

現在，張先生開始積極投資基金，打算用投資獲利抵銷屆時升息的負擔，但若真的無法打平，他也做好縮減娛樂支出的打算：「以後沒辦法常帶小孩出國玩了；如果真的要，搭飛機也要降級為廉價航空！」

「真的會怕！」想到逐漸逼近的升息壓力，張先生只能苦笑。銀行業者透露，政府鼓吹房貸勿超過收入三成，但經手案件中，像張先生一樣達四、五成的比比皆是；雖然短時間內升息幅度不大，但因國內「薪資凍漲」，仍會造成房貸族一定壓力，若不能預先管理自己的財務狀況，恐有斷頭風險。

房貸族：用三工具還款

因此，在二○一五年前「升息準備期」的兩年間，房貸族該如何事先防範、調整還款節奏？

如果你正在還款，請善用三個工具：寬限期、期數、大額還本。

台灣房屋智庫發言人張旭嵐分析，若個人現正在還款的頭幾年，且未來幾年內收入穩定，確定升息時有大筆償還的能力，便可選擇延展寬限期，或改為只繳息，直到開始升息為止。

這樣的好處，可讓自己近兩年間有更多資金做保本型的投資，開源以應付高利率時代。

若房貸原本為二十年期，且升息恐使每月償還金額逼近負擔上限，則可考慮延長還款年限至三十年。以貸款金額一千萬元，利率二‧五％計算，年限二十年，每月含利息須付近五萬三千元；若以同樣利率來算，延長至三十年，則每個月可減少至四萬元左右。

杜英宗接手南山人壽副董事長後，凍結新設據點長達兩年，面對這群比他還會賣保險的人，他打造南山EMBA學堂親自特訓精銳部隊。

南山人壽在潤泰集團入主兩年來，因副董事長杜英宗一聲令下，「冷凍」成立通訊處（服務據點）已長達兩年。

現在，南山終於解凍，成立兩個新通訊處，其中一個通訊處是由南山史上最年輕處經理張瑋玲帶領。

原本，旗下統領了八十多名業務員團隊的她，去年就有機會升上處經理，但卻被公司退件。「那時覺得，為什麼換了新老闆後，我變得這麼衰？」她回憶。

她口中的新老闆，就是二○一一年八月，在一片訝異聲中接下南山人壽副董事長位置的杜英宗。

挫折之餘，張瑋玲在公司高層會議散場時的走廊見到杜英宗，立刻鼓起勇氣衝上前去自我介紹：「我就是被你退件的張瑋玲。」丟出為什麼自己無法獲得擢升的問題後，她記得，杜英宗與她聊了一個小時，和藹的要她「再緩緩」。因為，在拓點之前有更重要的事：他要親自開班為公司新生代上課。

杜英宗原本只是撮合南山人壽賣家AIG與接手者潤泰集團的投資銀行家，沒想到卻意外成了企業經營者。之前沒有任何保險經歷的他，要為這群比他還懂得賣保險的人，上些什麼課？

這個正式名稱為「儲備通訊處經理訓練課程」的班級，是從南山全國三萬多名業務員中，挑選出五十名精銳，進行為期六個月的特訓。由南山人壽財務長許妙靜講解公司財務報表與成本預算、投資長楊智淵解析最新投資市場與商品趨勢，南山破天荒首次讓一級主管上陣當講師，杜英宗自己也包辦經營管理、企業文化等課程。儼然就是仿照知名大學企管課程的南山EMBA學堂。

陸軍向美國購買的30架AH-64E阿帕契攻擊直升機，首批6架裝貨櫃，今天由長榮海運貨櫃輪運抵高雄港79號碼頭，下午順利卸下。明、後天現地組裝，11月7日上午飛往陸軍航特部台南基地。

陸軍航特部政戰主任范輝坤少將說，6架直升機組件原定今天深夜運抵高雄，因海象好等因素提前抵達，卸下過程迅速、順利。國防部人員隨即清點、驗收。

范輝坤指出，如果一切順利，直升機明天開始由台美技術人員合作組裝，我方派出20多人，由美方指導組裝。預計6日完成，7日上午9點半，6架直升機一起飛往台南基地。

陸軍購買的30架阿帕契攻擊直升機將分5批運回國，除了今天的第一批，其餘至明年中會悉數交機；第2至5批都將由我方人員自行組裝。

直升機在高雄港組裝期間，高雄市港警方、憲兵隊分層警戒、維安。7日從港區直飛台南也是歷首見，軍警不必沿路大費周章戒護及管制交通。

標題[問題] 處理程序無法關閉程式
