原文恕刪 過來人經驗 就大安區兩房換三房目前情況給你意見做參考 同樣大安區內精華地段 我拿我很熟的 信義安和 信義通化 信義光復南路這區塊為例 中古電梯大樓華廈 目前成交行情在 85~95 之間 ( 信義線年底通車會更高 ) 這裡可以找到的三房 ex:權35p 公設10% 實32p ( 算標準三房 ) 90萬 x 35p = 3150萬 也就是你新三房預算得抓在3000萬到3200萬之間 不一定買的到喔 公設越低 離捷運越近 機能環境佳的話 價格會更高 而且大家都在等信 義線通車後沿線破百萬/p 假設你能賣掉現在房子拿到2000萬 3000萬-2000萬+500萬貸款=1500萬 至少要有負擔1500萬貸款能力 算一個月8萬 8x12=96萬 文中提及你一年目前可還100萬 看起來是剛剛好 心得 : 依您的能力也不是說不行換三房 只是好像很拼就是了 祝福你:) -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 111.248.18.206
