實價登錄自去（101）年8月上路以來，房市透明度逐漸提高，根據統計，實價揭露1年以來，台北市公寓平均單價上漲10.4%，套房上漲19.9%，明顯超越大樓華廈漲幅「-4.7%」。

永慶房產集團研究發展中心經理黃舒衛表示，自去年8月從台北市地政局最新公布的資訊顯示，從去年下半年到現在，市場以中小坪數、中低總價為交易主流，要入住台北市，其實沒有想像中的困難。

黃舒衛指出，以近一年台北市公寓大樓套房交易面積區間分布來看，高達50.2%的交易集中在30坪以下；以成交單價區間來看，雖然北市平均單價約59.4萬元，但萬華、北投、文山等區都有超過7成以上的交易物件，平均單價在50萬元以下，即使是信義區也有10.6%的成交物件單價低於50萬元。

永慶房產集團研究發展中心也統計各行政區總價在1,000萬元以下的成交案件比率，其中，萬華區有高達58.07%的比率成交總價在1,000萬元以下，中山區也有42.71%、北投區有38.85%，顯示要在北市找到低單價、低總價的產品，其實並不困難，有意北市購屋者，只要用心找尋，相信仍可以找尋到適合自己的好房子，晉升有殼一族。
