大家好,小弟最近有買房的打算,但金額不高(小套房) 但並無透過仲介,是透過仲介的朋友幫忙跟屋主牽線 小弟因為第一次買房,也爬文很久了 知道都要辦履保,保障雙方 只是有些問題,還是不太懂,想請大大們幫忙解答 1.通常是買方付代書費,那如果賣方自己找代書,會安全嗎?(是大公司的代書) 那費用是一人一半嗎? 2.代書幫忙申請履保的帳戶,我要如果確定帳戶的確是銀行的履保帳戶,而不是他的私人帳 戶? 3.仲介的朋友並不是房仲,我是不是在代書的時候,備註寫上:不可私自從履保帳戶提領服 務費呢? 4.賣方如果這時候他的房貸還未繳清?該怎麼做 5.我如果是跟銀行貸款7成,請問這7成會交進履保帳戶嗎? 問題有點多....但還在努力爬文 希望買到人生中第一間房子 謝謝大家幫忙 -- ※ 發信站: 批踢踢實業坊(ptt.cc), 來自: 111.235.200.94 ※ 文章網址: http://www.ptt.cc/bbs/home-sale/M.1407277444.A.7E3.html
